There is no cost nor obligation to use our services unless we are able to secure a tenant that meets with your approval. We are also happy to compete with other agencies on the above basis
An essential first step in ensuring a smooth tenancy with no rental arrears and no damage to the property is tenant selection. All inspections we carry out are by appointment - we do NOT hand out keys and we meet all applicants. The screening process begins during this inspection. To maximise the number of applications we receive on each property we do not ask the tenants to pay a deposit when they lodge their application. This way we can go about identifying the best candidate as opposed to just the first candidate. Applications are thoroughly processed and crossed referenced to eliminate candidates who could be unsuitable for the property.
When listing your property for rent, a detailed description and photos of your property are compiled by the Property Manager to achieve the best possible response from both online and printed marketing. Your property is promoted on Internet Site www.trademe.co.nz, www.professionalswest.co.nz and our company Facebook page by searching @westmanagementltd. Your property is also advertised on our rental lists , brochures and our digital screen in office ensuring maximum exposure.
We have a focus on renting properties quickly and efficiently to save owners valuable money on vacancy - We employ full time Property Managers. Their job is to find tenants for vacant properties and manage all aspects of the tenancy and wellbeing of the properties. All inspections/viewings are escorted, and properties advertised.
We protect your valuable asset with comprehensive entry condition reports, regular routine inspections (3 monthly), vigilant arrears management, representation at Tribunal and detailed tenant screening and credit checks.
Please note our charges are based on a % (plus GST) of the rental income for an unfurnished property. We also charge for inspections every 3 months, ingoing & outgoing tenancies and for maintenance management. Tenancy Credit Checks / Tribunal Fees are charged as required. We have an experienced administrator in Trust Accounting to ensure daily reconciliation of the trust account including rental arrears and the smooth functioning of mid-month and end-of-month disbursements. As part of the mid and end of month process, draft sets of statements are issued to the Property Managers for checking before a final disbursement is processed.
Each morning, our Property Managers receive a reconciled list of tenant paid-to-dates and they vigorously enforce our zero-tolerance arrears policy. Our Property Managers are paid on a performance basis - rental arrears result in a reduction in monthly pay to the individual managers - we have found that this aligns the interests of the property manager with that of you the Owner.
Over the past 20 years we have constantly refined our selection of tradesmen and monitored their performances and compared their costs. We do not deal with any tradesmen who offer 'kick backs' or financial incentives to gain work from us. We require all our tradesmen to provide evidence of their Professional Indemnity Insurance and appropriate licensing.
